With only 4,617 properties avaiable and multiple offers on almost all of them the market is turning. This includes SFR, condos, and townhomes in the greater Las Vegas, Henderson, and North Las Vegas areas. That is almost 1/3 of the number of homes that were available for sale this time last year. If you are trying to buy right now you need to make your offer stand out. Below are a few suggestions we recommend to make your offer the seller's #1 choice.
If you are a cash buyer you have an added benefit as this makes your offer much strong than a financing buyer which is important because most homes have multiple offers on them.
Financing clients have a few hurdles thay need to over come:
-You must first make sure that your lender can lend on the neighborhood. Most properties have HOA's that are in litigation which can stop a lot of your financing deals in their tracks.
-You should increase you EMD above what the listing is asking for if possible
to stand out from your competition.
-Keep your closing costs as simple as possible and offer to pay for your own appraisal/warranty/inspectioins.
-Keep the Seller's limit of liability at zero or as low as possible as this makes it look cleaner but can be renegotiated if the repairs are substaintial.
