I have clients that prefer older homes and some clients that prefer newer condos. I tell my clients that if it is an investment property it is often better to go with the newer condo assuming they are the same price. For example: a $50k condo will most times be 30-50 years newer, requires less rehab, and the HOA maintains the exterior and community. I realize it also has its draw back such as little to no yard, shared walls, etc. But from a ROI perspective it is more appealing to me to go with condos.
